There is no single “hurricane insurance” product
What most homeowners mean is a combination of two policies: homeowners insurance for wind damage and a separate flood policy for storm surge and rising water.
Wind coverage under homeowners insurance
Standard homeowners policies in South Carolina generally cover wind damage from hurricanes and tropical storms—roof damage, broken windows, and windborne debris. Coastal policies often include a separate named-storm or wind deductible, typically 1% to 5% of dwelling coverage. On a $400,000 home with a 2% deductible, you would pay the first $8,000 of a named-storm wind claim.
Some carriers restrict or exclude wind in coastal areas. When that happens, the South Carolina Wind and Hail Underwriting Association (SCWHUA), also called the Beach Plan, can provide wind and hail coverage as a last resort—usually at a higher cost and with different terms.
Flood and storm surge are not covered by homeowners
Storm surge and flooding are excluded from standard homeowners and Beach Plan wind policies. Flood coverage comes from the National Flood Insurance Program (NFIP) or private flood insurers. NFIP policies typically have a 30-day waiting period, so buying coverage after a storm is named usually will not help for that event.
Preparing before storm season
- Confirm your hurricane deductible percentage and dwelling limit
- Verify whether wind is included or written through SCWHUA
- Make sure flood coverage is active well before season
- Document your home and contents with photos stored off-site
